LOU DE ANGELIS
THE FACTS BEHIND MR. LOU DE ANGELIS'S CLAIMS
Mr. Lou De Angelis, current Bella Vista HOA Board member, has been involved in a series of HOA violations resulting in fines, which has led to his support of the recall petition. Soon After Mr. Keith's December 4 & 5, 2024 incidents, Mr. De Angelis and Mr. Keith became business associates and currently work at the same office address.
Mr. De Angelis' claims of being deliberately targeted by me are completely false. To the contrary, below is a sample of the targeted attacks and abuse I have repeatedly been forced to endure from Mr. De Angelis.

A public, witnessed and documented personal attack on me on May 17, 2024 at a school event leading to the removal of Mr. De Angelis from the event location

Repeated offensive and profane text messages & emails

A damaging business review when Mr. De Angelis has never conducted any business with my company

Harassing phone calls

False and defamatory accusations of impropriety despite his awareness of the existence of documents showing the contrary

Personal blame/attacks for "closing the Bella Vista gates" during period of increased community crime/robberies when ALL BOARD ACTIONS/DECISIONS ARE DECIDED BY MAJORITY VOTE

WHAT YOU DON'T KNOW COULD HURT YOU
⚠️ Important Information for All Bella Vista Homeowners
A class action lawsuit has been filed by Jennifer and Brian Keith against the Bella Vista HOA, Valencia Management, Jennifer Hinson, as well as Isabel Loriente and myself personally.
Homeowners should be aware that this lawsuit is based on a false and misleading narrative—intentionally crafted to deceive fellow homeowners and manipulate the community into supporting and legitimizing Brian Keith's repeated and perceived dangerous and threatening behavior to not only the Association’s Board members but personnel as well, which creates significant liability for the Association, its insurance carriers and potential financial risk for all homeowners.
The Keith’s actions in filing this Class Action Lawsuit attacks the legitimacy of the CC&Rs and community rules, which the Board, in carrying out its fiduciary duties to the Association, is obligated to enforce as set forth in the CC&Rs and By-laws.
Due to the Keiths’ continued reckless disregard for the governing document requirements, which includes, without limitation, the community rules, the Board was compelled to take appropriate and necessary actions, including:
Calling the violating members to noticed hearings and, after careful deliberation by the Board, imposing fines for repeated and ongoing rule violations
Demanding reimbursement for damage caused to community property
Pursuing legal fees incurred as a result of their disruptive conduct so that all compliant owners would not be responsible for the cost of same
As a consequence of this litigation, homeowners should also be aware that they may be required to participate in the legal process, including:
Being involved in discovery requests
Providing depositions, if noticed to do so
Appearing as witnesses in court proceedings subject to subpoena
Now, as a direct result of this baseless lawsuit, the entire community faces serious potential consequences, including:
Higher HOA assessments or special assessments to cover legal costs
The likely increase in insurance premiums for the Association and therefore its members
Litigation disclosure obligations and the challenges that could be created when obtaining mortgages and refinancing in a community that is involved in litigation
I strongly urge all Bella Vista homeowners to stand united against this damaging effort by the Keiths, who contacted management to make sure the the recall/removal ballots were mailed out so they could strategically disclose their lawsuit to effect the election results.
Furthermore, I ask that you demand that Brian and Jennifer Keith immediately cease and desist from attacking the homeowners of Bella Vista with their baseless lawsuit, which threatens to cause irreparable harm to our community’s reputation, finances, and harmony.
I remain steadfast in protecting the safety, rights, and well-being of all residents, and your awareness, involvement, and support are vital to preserving the integrity, unity, and long-term prosperity of Bella Vista.

Candidate Statement, Current HOA President
As a member of your board, a fellow homeowner, neighbor and LAPD CPAB board member, I am deeply invested in the success, ongoing maintenance, and the integrity of Bella Vista. For the past three years, your executive board, Isabel Loriente, Priya Sodhi, Alon Doitch, and myself have worked hard to strengthen our community physically and financially. From closely partnering with Valencia Management Group improving service and oversight, to engaging a professional reserve analyst to secure our long-term financial health, every step has been guided by transparency, responsibility, and a sincere commitment to Bella Vista
Together, we've made meaningful progress. We refurbished the community pool with energy-saving technology, upgraded the street lighting to efficient LEDs, and we repainted all the entire community. These projects not only improved daily life but also protect property values and reduce costs.
Community access control remains a top priority. We've enhanced our camera systems and provided ongoing training for our gate staff ensuring better monitoring and stronger access control. This allowed us to identify a
vehicle with plate numbers that was involved in a burglary at Bella Vista to LAPD.
Importantly, we've done this while practicing strict financial discipline. Your HOA fee increases over the past three years have totaled only 5.5% for (2023- 2025) 1.25% in 2023, 1.5% in 2024, and 2.5% in 2025, this despite significant inflation. This is a stark contrast to the 8-11 % annual increases seen in previous years at Bella Vista and reflects careful budgeting and stewardship.
Unfortunately, I must address this recall election initiated by a small group of individuals. Their effort is based on a false and deceptive narrative - one that would unfairly place the financial burden of damages caused by a few onto all homeowners. That's not responsible governance. The Board's duty is to protect the interests of the entire community, not shift one individual's accountability onto everyone else. I believe strongly in fairness and integrity, and I will continue to stand up for both.
Looking ahead, as we welcome the 59 new equestrian homes in Bella Vista Ridge into our association, along with significant new common areas and complex new mechanical systems. The experience and continuity ofthe current board is critical in ensuring this transition strengthens our community-without raising costs or compromising the quality of life for our current residents.
It is my honor to serve as your HOA President. I'm proud of all we've accomplished together and remain committed to honest leadership, fiscal responsibility, and continued improvements for all Bella Vista Homeowners.
I respectfully ask for you to ask questions to get to the truth behind the recall effort and support the current executive board members so we can protect our progress and move forward with strength and unity.
